Jon K. How much do you pay for drywall guys?
1 July 2024 | 58 replies
A drywall guy once told me that a quick way to calculate a whole house worth of work is to multiply the living sq footage by 3.5 then divide that by 48 sq ft ( 12 ft drywall ) and then multiply times per sheet cost. This is probably more applicable for new construction or full gut jobs.amazingwe did a new build last year & using your calc it was very close except we did 9ft ceilings & 1/2" 12ft wallboard.

If people are getting free electricity and water, they tend to be a little less frugal :) .Then check on insurance costs for a MFH and add that to your projections. Finally, talk to your contractors and see what requires permits, what their experience has been in getting them to pass inspections, the timeline and the cost.Factor all of these into the decision to move forward or leave as is - maybe advertise it as a 4/1 with a home office with outside access and get more rent that way.One last point - I hope that the addition you mentioned was done with permits and is reflected on the tax rolls because if not, you may open a can of worms you wish you had not.
Greg Scott Where is the distress with apartment owners?

😀So I speak with some actual first hand investing experience. It’s is never as good as some think and it is never as bad as some think. While some big name syndicators have crashed and burned, the truth is this only represents a small share of the market. The overwhelming number of MF properties are owned by long term owners with fixed rate debt and Billions in Equity - those people are not in trouble.I believe perhaps 10% of the MF stock is owned by syndicators.
