You might want to read this on Florida's early termination liquidated damages clause for your new lease.  

If we were trying to appeal to that demographic I'd probably look for smaller yard, stay away from properties with pools, buy something close to grocery stores, etc. 

I got this idea from someone else that flips houses full time and the few times I have used a referral from a Big Box store it has worked out well for me.

For them I have a box at a UPS Store close to the area that most of my lower income rentals are in and they can get a money order, place it in an envelope and have the clerk there put it directly in my box.
