Surprisingly, they replaced all of the windows, put energy efficient lighting and a swamp cooler, and blew additional insulation into the attic.  

If your answer is you're a baller tech employee who can afford whatever monthly shortfall, and are holding for 20 years and you don't care, then go for it..Those are some 'cold light of day' charts :-) What am I thinking!

Claim Estimate: $200 (about10% of paint + cleaning estimated charges)- Few light bulbs missing, one fire alarm not functional (battery popped out), no AC filter at move out.    

Now, they have asked us to pay for paint so they can repaint the living room ("the current color was a crappy job", they demand a backsplash in the kitchen....I understand I have repaired more often than what tenants would like but is this ridiculous? 

Solid handrails and steps, lots of good lighting, non-slip treads on stairs, orange paint or tape on low hanging obstacles such as pipes, joists, beams, and wiring.

When I work with flippers as an agent (I also flip myself) I like to be involved so I can point my clients in the right direction as to what finishes to pick, what paint colors to use, to help them choose or avoid what the market demands etc.

@Patrick Ellis - can you recommend anyone to replace external commercial lighting?

I'm rehabbing a small multi-family in Chicago proper right now and am selecting plumbing (and lighting) fixtures.

If anyone on here, preferable an accountant can shed some light on this that would be great.

When we went to the property the brand new tiles were scratched, the lighting fixtures were installed wrong, they painted the windows....So maybe if you are going to invest out of state get a move-in ready property!
