You could certainly submit an application with the office of short term rentals and be able to list on Airbnb, VRBO and equivalent sites, but only up until they deny your application because it is not an owner occupied unit.The alternative is you could try for an ILO (Intermediate Length Occupancy defined as more than 30 days but less than a year), but that also comes with strict restrictions as the City has all but made this illegal for most property types/classes starting in 2020.What you can certainly do is take advantage of what the SF Rent Board does allow so you don't leave any money on the table.

I removed a water heater that had a 6" length of 1/2" galvanized pipe right off the water heater that when I removed it was so corroded that I could not see through it when holding it up to the light.

The length of time affords both of us options: If he agrees I would like new lease ready and signed by Feb. 26, 2015 or send him another letter letting him know lease will not be renewed and date for vacancy/ eviction.

If you present the best living conditions at a great value, they will not even think of checking out the competition.Two added benefits, they will probably be better payers and will take better care of the property because this is their valuable home.If you are worried about the term length of the lease (more than 1 year), the longer the better.

The HUD-1 must show no evidence of a lien, and it must be signed by all parties.Your lender will also verify that the original transaction was arms-length.
