Appraisers - what recourse when they don't do a complete evaluation

We are selling our home and the bank requested an appraisal.

The appraiser only used 1 comp and it was a REO - thus causing our property to be valued $25,000 below market value. Even though there are 3 other properties within a 1 mile radius that sold for what we think our house is worth.

What recourse do we have??? We are going to loose our buyer if we don't get this fixed.

The appraiser is going to use comps of their choosing. You can offer yours to try to support your value. Unfortunately, what you're seeing isn't that unusual.
