We kind of shrugged it off because this is par for the course at times and we are going to be replacing locks.It wasn’t until we started contacting tenants and plugging in the info from the leases into our system did we realize how chaotic things really are.

@David Montore if your sister doesn't want to deal with any more 'scummy' tenants, why would she want the deeper, longer-lasting potential complications of a lease w option, or a seller wrap, or contract for deed (land contract)?

The item that I'd want to make you aware of is... once you are licensed in VA - you'll need to find someone in VA that will allow you to hang your license with them so that you can be on active status (which is a requirement by NC Real Estate Commission) despite not practicing real estate in VA.

So a 100 unit apartment will be $25-30k to ensure you have money to fix big ticket items such as roof, HVAC, etc.And I'm not talking about the capex to fix deferred maintenance or to upgrade your property to match the surrounding comps.

Yes, caps are compressed so if you’re buying a 100 unit multi fam in Austin TX or some big box NNN with a 2 year remaining lease term, maybe not the time.
