If that is the case, and you lived in that property two of the last five years calling it a owner-occupied property, than the capital gains will not hit you on anything up to $500,000 ($250,000 if single/not married).

-Tenant sends me email claiming they took pictures when they moved out (I mentioned I had taken pictures of move in condition so they got the idea from me, I could see the light turn on when I mentioned it) and that they expect their entire deposit back and that I said I would prorate their last months rent.

I guess it depends on how many properties have sold in that area/neighborhood in the last 60 days and for what prices those properties sold for..I just don't want to get a Property in a not-so great ( But NOT terrible area ) , with the sole intention being to sell it , and when I go to put it up for sell......
