Do you think you made that money because you bought the house right or because the market has appreciated $150k in the last 4 years?

How can I get the last 2 tenants to sign off on paying utilities mid-lease?

I have gotten into real estate last year with my first property a triplex and have since then bought a duplex. 

That went from a 5,000 budgeted rehab to 15,000 pretty quickly when we decided to do the whole property with LVP so as to last longer.
