The first option was basically get the roofing company and the bank together and they would approve the estimate, pay the contractor out in installments and would only cut the final check when the job was finished, inspected and lien waivers were signed and submitted.

In addition all cutting will need to be done inside (can't setup the saws out in the driveway), which means more time spent cleaning the job site.We are just finishing a deep energy efficiency retrofit of a rental - inside is starting to look beautiful, but the outside is missing siding of one wall and the awning over the entrance needs to be build ... both of which will need to wait until the weather warms and the snow goes.

Also it helps to have some basic appraisal skills as well so you can research comps in the area, etc to determine your ARV.If you hire an inspector and an appraiser to validate before wholesaling a house, you are going to cut into your money real fast, especially if you do it for every potential deal.
