These properties are in the 250-300k range.Some ideas I have considered are sending branded brochures, knocking on doors (I have already been doing this quite a bit), or skip tracing to call the owners.

Non warrantable condos are always an issue, there are lenders that will finance them, at a slightly higher rate of course and usually with a larger down payment.  

But as others said, you really need to collect more info, & sounds like you’re going to have to do tot he hard way: If the sellers won’t give you leases, then go knocking door to door & get them from the tenants (& expect to come back to them with estoppels).

Also, if you don't have windows or doors in a project yet, its hard to make the alarm system work.

They seem inexpensive but not sure if that is what I would want as they may be less secure for larger storms.I know I am asking a lot of questions so I appreciate any help you guys can give to a new investor!

That’s what I have been thinking that single family homes out of state would be a more manageable first investment as opposed to a much larger up front investment near where I live.
