The banks and institutional lenders are trying to put the small, private hard money lenders out of business.

I am seeing a lot of offers from creditors for business lines of credits, but they aren't your typical banking  institution.. 

This is why banks and financial institutions have guidelines about who to lend to and in what amounts.

Getting recommendations for specific lenders is difficult because forums and blogs stay clear of endorsing companies or naming names, but I would really love PMs if anyone has feedback on specific lending institutions.

To me it would make sense to do what works, and go back to that institution or person who I know can do it properly, rather than playing the "derp I don't know how to do REI math" game of Russian Roulette by picking someone random. 

Or institutional paper your friend bought and now wants out of?

As a seller, I require a letter of Pre-Approval for the sale price (even if that gets negotiated down) AND a Proof of Funds letter on institution letter head before I even consider an offer and that's my instructions to the broker. 

If not, I'd say @Lisa Eckman has a good point that you may find the best cash out option for this condo from a small/local depository institution as much as I'd like to support my fellow mortgage brokers. 

This speaks somewhat to the macro and institutional and highest-level societal issues (e.g., why do we have so much income inequality such that three people own as much wealth as 150,000,000 combined?)
