I recommend using an Ozone machine for all smoke odors, just read the instructions and be mindful of the safety concerns when using Ozone.

The notice instructed them that they can contact me 9-3 during the week with minor repair requests (I was getting calls on Saturday evening and Sundays from them).

My experience in renovating, new construction, and building code helps me understand everything that will come up on the project including code violations and requires updates, possible hidden problems, etc. so you have a correct figure ahead of time. 

I thought we kicked British azz so we could take tourists from the UK shooting 240 years later.Jokes aside, I'd probably just take them to a range or something like that and have a 3rd party professional instruct and help them.

I think Spokane has been a hidden gem for a long time.

Another way to find BRRRR deals are to be creative in which you would essentially purchase a property and and have found the hidden square footage rather in a carport or basement (convert to livable square footage).

Make SURE you are not going to end up with any hidden/junk fees on the HUD!

I think it's actually a nice attribute for a property to have, because trees provide privacy and the owner can decide what areas they want to clear out to build their house (assuming that's even what they intend to do).Some properties can offer even more hidden value if the trees are mature enough to be harvested as timber.
