You will be looking at a investor lender non-resource vesting under the LLC. 60% LTV is usually seen for risky deals but you are able to get good rates as there is more skin on the game under the commercial lenders.

Your lease should have (should have had) a clause that mentions cleanliness, particularly keeping the outside areas free of trash.I hope you got a hefty deposit to keep and have some cash to clean/repaint/re-skin/replace (your choice) those cabinets.How did you vette these tenants?

Title says it. 4.3% of 100+ units are delinquent on their HOA assessments, an average of 6 months behind per unit.I'm worried both about the delinquency percentage as well as the average number of months delinquent—they both seem a bit high, but I can't find any information on the internet to determine how typical this is.The HOA seems otherwise healthy.

Yes, I captured the equity in the property so I have a good amount of equity in it and my COCROI is high due to not a lot of skin in the game but is such a small dollar amount of cash flow worth the headache?

Some will post in the market place ( you can set your "key words" to Cincinnati to keep a lookout for it) but meetup.com is a good resource as well.Now, in most growing, healthy markets it will be challenging to find properties you can buy AND rehab at 70% of the ARV.
