Expense ratio .81%, but beta of only .97   Lots of FAANG exposure.In a low rate environment I'd be hesitant to have any bonds, but now that I see what my boys are in I may adjust their funds at these frothy levels. 

And that's not going to change in the current political environment.

To do so they would actually need to foreclose on the home, not likely in this environment. 8)

That tells me a lot of people see it as a low risk environment and are parking money there.  

My previous W2 was the lead over very time-sensitive, high value maintenance projects on Offshore oil rig (subsea department) where the extremely remote environment requires perfect planning(middle of ocean) .

Neighborhoods adjacent to these facilities are a good bet, but there is a strong speculative environment right now. 

The regulatory environment in my area has many compassionate landlords selling. 

Rehab is not easy and let along long distance BRRRR and in the current environment.

If there are several people who say they navigate these environments without all these horrifying and despicable experiences, it would behoove you to consult with them.
