Due on sale clause a sub to deals

I have the opportunity to pick up a property in a very nice section of Vegas with approx $80k in equity. The homeowner has moved out of the country and just wants the property gone. They owner says they will entertain the idea of selling subject to the existing mortgage. I was curious if anyone had came across a situation where a lender would actually enforce the due on sale clause.
