When I coach young agents, sooner or later they ask me about working with investors, because it seems like low hanging fruit to them.

The newbie should have become educated by reading spend some money on their education, hanging with investors that are doing it but I would find a way to vet the people who come to town and boast a lot.... typically run from them.

Again, you need a place to have a plan but those are the "low hanging fruit" Obviously avoid anything that needs major plumbing or electrical.   

That first investment may be one of the best of your career, so hang on to it as long as you can. 

The reason I like to hang on BiggerPockets as most of the time come across genuine and honest ppl who gave their honest inputs asking for no return. 

Hope they will hang around until then.

I know that's a strong statement but I'm pretty good at being a relatively approachable and a kind person especially when I know I'm about to make an offer or ask questions that the realtor will think is wasting their time but still I get rude comments, sarcastic remarks, or just realtors hanging up on me.There have been many times I politely worked my way toward explaining I understand this is a really low offer, I just wanted to let the seller know we're interested, wanted to give them our number, and if anything changes we would be happy to negotiate.. then after giving my offer having the agent laughs and says "They will never accept."

These people would not be hanging around real estate investment communities after a failure that turned them off of REI for good, which could be another reason that there are few people around who have done just one deal.I look forward to hearing your thoughts.

I would suggest continuing to surround yourself with people have done what youre looking to do before and learning from them as much as you can.Generally too, if you are dealing with a high performing agent who has said experience they usually can send somebody your way cause as David Greene says "rockstars hang out with rockstars".
