There are some great pockets in Indiana that are working well if you can find the right property.

Both of these zip codes you mentioned are great options for rentals in terms of class of tenant.

I am in Charlotte and Fayettville is a great spot if you are looking to flip and/or BRRRR.

Turno is a great option.

It's actually a great idea, but one you may want to wait until Junior year of college to do.

They have managed the property for three years now and they have been great to work with.

With this knowledge, it seems as though out-of-state investors are analyzing markets that have great job growth, high appreciation, low unemployment, low taxes, but are still "affordable" compared to standards in more expensive parts of the country.

I screen applicants based on set criteria for debt-to-income ratio/credit score, apartments.com is a great tool to manage applications, background checks (the applicants pay for both through the site), i have a google number specifically for the property.

Townhomes are a great start because they often have lower maintenance costs and better cash flow than single-family homes.
