There are a plethora of attorneys on BP feel so free to do a search for corporate attorneys and choose one that can assist with properly structuring your LLCs. 

This, I feel, is the least you could do in a subto deal if the loan remains in the seller's name. 

I don't believe there is any set price table for things like a pool or spa even though most people feel there could/should be.
