In Kiyosaki's eyes, a rich person can be very "poor" by never escaping the 9-5 grind.I quoted the book because it is mentioned within BiggerPockets podcasts as an all-time favorite and a big reason why many successful investors have found an escape into real estate.

Just have to keep an eye from a distance and make sure all is going well.

When ppl say there is a “high demand but a low supply there... ” I’m curious as to where to find the frameworks for that information.Do you just keep an eye on prices in that area?

Wear ear and eye protection.If all else fails, consider a floating floor such as Allure vinyl instead of tile. 

Now, you can try to strike that language (or use an addendum, to make it assignable) but any Realtor or agent - myself included - is going to look at that cross-eyed because that's pretty much stating you are not the ultimate end buyer.  

Ask your contractors to be an extra set of eyes for you also.

Granted in the larger picture there is always going to be a lender that will start up right where the previous failer left off feeling that they can keep a closer eye on the underwritting.

Read, study, and keep your eyes open for good deals.
