The numbers will work but you may need to add more to the budget for turnover, lost rent, and damage as this area has a reputation for all of the above.

Studying for the license and embedding yourself with a reputable broker is a win/win and it moves you directly towards your goal.

The reason I say a broker/agent  should not submit low ball offers all over the place is that you ruin your reputation in the market.

I suggest if you haven't already, get preapproved by a reputable lender and shop around.

I've been exploring the obvious like a new SEO website with blog/newsletters, videos giving investors an update on our projects, advertising on Social Media (FB, IG, etc), attending conferences, being interviewed on podcasts and/or starting my own podcasts....Any other suggestions?
