beginner wondering if I found a deal.

I hoped on realtor.com just to look at properties and try to start to learn about Omaha Nebraska and the market before I move there from Japan in June. I came across this House (you can click the link) and think its a great opportunity. I have yet to ever buy an investment property and i have plans to "house hack" but from what i read this house already has tenants(said to be totaling $2060 in rent) so i am not sure if that would work because i would need one of the units to free up. let me know what you guys think and if you can give me any tips on trying to assess this house. I used the pickpockets calculator and estimated higher in costs than i think they will be just to be safe but as a beginner investor i am not sure how accurate my assessment is. Any Advice is greatly appreciated.
