So I refer them to people who excel at them.

I have detailed excel spread sheets that automatically tabulate costs rent vs flip, probably wouldn't hurt to show them both when presenting the subject property so they can clearly see if one strategy is better suited over another.

For instance I looked at a property in my market the other week where the tax assessed value was 105k, I had several excellent comps within a .25 mi radius showing the market value was clearly in the 120k+ Hope that helps.
