Homes Abandoned and Vacant

Hello, Newbie here,
Quick question, Me and hubby have found alot of homes in our areas that have abandoned and vacant stickers on the outside of them and it looks as if the homeowners just up and left. I was wondering if there was anything that we can do with these homes before they go into full foreclosure. I would love to contact the homeowners and work out a deal with trying to get these homes or either getting a contract signed and maybe selling them off to another investor to make a profit. Any answers would be greatly appreciated.
