Good restaurant menus, special  stores, fliers for experiences like zip lining, contact info for grocery stores, or what ever.You could add some check out instructions on the fridge.

It's in mixed zoning, and I have already confirmed with county I can rezone it to commercial and received all the instruction on how to move forward with that process.

Had I not called my friend about the other listing, I may have never found this property.Regarding communicating with the tenants, I just sent them written notice prior to closing that the property was being sold to new owners and new instructions on how to pay rent, then after collecting the first months rent (as a reserve), I sent a follow up letter letting them know that their rent was being raised, and just waited for calls to come in.

To be an investor or an entrepreneur, one has to be able to manage and mitigate uncertainty.

You ARE able to, in writing, provide the Tenant with a change of management notification, instructing them where, how, and to whom rent is to be paid, and requests for service should be directed (You cannot change any other "material" terms of the existing agreement).

I just have a hard time hearing entrepreneurs say that you can get everything you need for free.
