Building Experience in Real Estate Investing With Full Time Job

I want to become a real estate investor/property manager in the next couple years in the Austin, TX area. Just started reading books and listening to the podcast. My hopeful next step would be to get some part time experience outside of my current full time 9-5pm job that would help me in that endeavor. Any recommendations on where I might be able to start with that in mind?
