In my state, California, the $800 annual franchise tax for an LLC makes it an expensive endeavor unless you have several rentals to fund it (or just one or two that cash-flow very well).Lastly, asking when an LLC is "necessary" depends on what you consider mandatory.

Hi I am looking for anyone in the Orange County community, hopefully Newport Beach area that would be willing to sit down over coffee or a beer and maybe give me a little guidance and explanation on how to endeavor on my first real estate investment.

Also, in Phila, there is a landlord group called HAPCO that has an agreement with an attorney to handle the eviction for members at a discount.You might benefit by studying those two as models, if you plan to set up this type of endeavor as an income stream.
