The numbers represent distance above or below (-) the datum of 0.0.   

We looked everywhere in Astoria and in Queens/Brooklyn, but couldn't find any property that would even come close to making financial sense... well, at least within a reasonable commuting distance to our work in Manhattan. so we started looking in Hudson County, NJ, and bought a 2 family house there.

I know our inspector made us move it, we moved it just outside the distance it should have been from the outlet but he just walked around, saw it moved and left.  

If you're investing from a distance, this may be difficult, especially for a newer investor.

Any challenges with the long distance?

I had to turn down an offer to manage a 5 plex yesterday due to distance.

I feel as though there is enough opportunity out there right now, that keeping the money in play shouldn't be an issue (we are actively turning down projects due to our current capital constraints), but once you have the fund raised, that comes with a lot of pressure to get the capital working.So if I am picking up what you are throwing down, you recommend going with many private lenders.

This can be an LLC or other entity and can be established  long distance or online.

A re-pipe runs around $250-500 per fixture plus the main trunk line run cost which depends on the distance.
