It depends on the location, the age & condition of the structure and it's components, weather there are liens on the land records, if there has been work performed without the required permits & inspection approvals, are there zoning or health department issues, are there open code enforcement cases where violations have been cited, are there fines running, and if you are will take responsibility for that type of a project.

I've done deals where they put some other property underwater to come up with the down payment on the one we are buying.For a long while departing residence rental income needed to be associated with 25% equity, but that has gone away at the Agency level.

Even though I return docs in minutes not days, they hire the 3rd party appraisal company and my agent couldn't get a call back from the insurance department for over 4 days after I was told they would call me.Just a warning for all.
