(c) The licensing requirements of this Article do not apply to: (1) any person who is employed as a code enforcement official by the State of Illinois or any unit of local government, while acting within the scope of that government employment; (2) any person licensed by the State of Illinois while acting within the scope of his or her license; or (3) any person engaged by the owner or lessor of residential real property for the purpose of preparing a bid or estimate as to the work necessary or the costs associated with performing home construction, home remodeling, or home repair work on the residential real property, provided such person does not hold himself or herself out, or advertise himself or herself, as being engaged in business as a home inspector.

In Ontario, Canada, we must adhere to REBBA (the Real Estate and Business Brokers Act), which does not allow some entrepreneurs to be quite as creative in their negotiations, financing, etc.From what you have described of your situation and your goals, it seems best for you to learn what you can from the course and materials, but to not actually become licensed.Another option is to take the exam(s), but not apply for your license.

There is a good short course over on GREA you might check out, things change is real estate and finance from our old days,, need to get current and we really need to know the regulations and tax issues before we get creative in real estate.

Becoming a real estate investor has its up and downs, it's risks and rewards, and of course the potential of living a life where I have the opportunity of owning my time and energy; by this I mean, eventually I will not be working a 9 to 5 job where I am constantly following repetitive task day in and out, and where I do not have the freedom to express my self and creativity.
