I am new to multifamily I purchased a 5 unit apartment complex and among other things I am renovating the bathrooms.

Among experts that was the consensus unless you wanted to get really fancy with Trusts etc but those are complex to administer.  

Anyway, to answer you question - a number of the engineers you'd engage with the build of your complex will help you find your soils/geo-tech guy.  

The worst scenario you'd want to be in is having to pay out of pocket or take profit from another property to overcompensate for losses on a commercial complex.

Most renters don't expect staged rentals unless at a complex with a model unit.

I was browsing Loopnet today and took a look at an listing in Indy, a 450+ apt complex purchased as a REO in 2010 for $3m, and refinanced in 20143 for $30m with Wells Fargo.

Doing the same thing now from a 6 unit complex in Logan.

Some big time outside investors were buying up large apartment complexes and serving 20-day vacate notices, rehabbing and then increasing the rents beyond the means of the people who had been living there.

The remodel included new roofs, AC, hot water tanks, updates to electrical, ect… Not sure about the 7 unit complex yet as to when it was last remodeled. 50% of the leases are one year and the other are month to month.
