We have had great success, but location becomes critical and who you will choose to manage the rental is also a big factor on how successful the venture will be. 

@Cedric Van Duyn it depends on what you suspect, if you think they are cooking meth then arrange for inspections routinuely so you can identify issues as this will greatly impact neighbors and you because of chemicals used.  

For me, it depends on the timing of the meetings, and my availability to attend the meetings due to me still working my 9 to 5 on top of doing the real estate investing gig on the side.

I think it depends on your market. 

Even the rate terms can change daily, and for example dependent upon the rate lock time.

I'll be closing on a funding property for a 1031 exchange mid-January 2019 and wonder if there might be any opportunities to choose a replacement property there.
