I’ve sent her 7 days to cure and I also contacted Section 8.My question, should I be prepared to get a lawyer to proceed with my eviction as I’m sure she won’t be out in the time allotted or should I just file the paperwork myself since I have a little leverage being that she has a voucher.Section 8 told me they won’t pay me for Dec if my plans are to have her gone.. but it will be kind of messed up if she’s still in my house with their voucher after deadline.. but at this point I told them I just want her gone!

Does the postmaster serve it there where its sent ,the rental, IF a forwarding address has already been filed with them -or will it get served at that new address where all mail she gets goes.?

On the other hand, if you DO get an earthquake policy, your cashflow is a bit lower (but still sustainable), and you're protected against that disaster scenario (in theory, at least)....so, in that example, it seems like an earthquake policy would make sense, even if you have minimal equity (I'm guessing most investors are willing to sacrifice a bit of cashflow if it means protecting against potential bankruptcy)...Now, let's flip it around--let's say you only owe 100k on your rental that's worth 415k, so you've got solid equity.
