My tenant, who has not paid rent in 10 months, went to the newspaper with lies regarding my attempts to evict her from the house.  

I’ve always found honesty and making an attempt  to go a long way in preventing a major issue  but to just ignore and stiff the landlord—selfish and unethical she wrong  A lot of people do nonsensical things.

But I am trying to attempt it with very less down payment (3.5% FHA), and facing the same roadblock as you.

Being in the PM business we are taking more and more calls from owners asking what we are going to do about non payments.When I tell them there is nothing we can do besides continue to attempt to get the tenant in board for signing up for assistance or asking them nicely to pay rent, they are in shock.It’s pretty heart breaking explaining to someone who put their life savings into a rental that their tenants are not paying and there is nothing I can do.I then try to console them but explaining I am owed over $35,000.

I would recommend John Mocker when attempting to insure your property.

Secondly, I would create a process and procedure on the way you attempting to contact them.

However when I attempt to pull comps to calculate ARV.

It's as if the government is attempting to bleed the small landlord dry so they're forced to sell....

What I am attempting to do is enter into a land sale agreement on a mobile home park with seller financing.
