Wholesale Double Lot Property

Hello Bigger Pockets,

Just wanted to see if I could get some input on property I'm evaluating for a potential wholesale opportunity. I'm working on the listing agent on this, this is an on market property. The house is selling with an adjacent empty lot. The agent is evaluating the sale value being tied to the empty lot. However when I attempt to pull comps to calculate ARV. The value I'm coming up with is much less than the current asking price. In an attempt not to just completely come in with a low ball offer I was attempting to understand what value does this double lot really add to the value? I'm sure it could be value for another type of investment just not too sure if it fits with the wholesale model. Thanks for any input!
