There could be other things that are not optimized for your rental properties.One thing I will note if you end up looking locally for a professional, is don't get hung up by looking for someone advertising themselves specifically as a real estate CPA.

Yes there are gurus who advertise being able to invest with no money down or Other People Money but for the inexperienced Investor its nearly impossible that's the reality.

I've been in other markets where selling prices were 50% over assessed and some markets where the assessed and sell price tracked very closely.Running the numbers on the calculator sure didn't inspire much confidence for a cash on cash return at the asking prices as advertised!
