What are the benefits to small syndications besides the access to knowledge and funds?

I send an invitation to my accountant and he can have access to everything I have uploaded over the past year.

In fact, some medical devices require periodic internet access. 

Easy commute to the base and easy access to the beach and fishing as well.

The reason the property is so inexpensive is because the land is surrounded by other land owners and has no direct access to the street.

I know BP has specific rules about seeking access to capital (for good reason) but I genuinely don't know how or where I would begin the process of seeking these introductions or the most polite/respectfully savvy way to ask for them.
