I recommend your lease include a minimum 3% annual increase so the tenant is always expecting it and you avoid falling too far behind.Give them 3% or $25 or something to that affect and they can either accept it or move out.

In the markets I look at, I find sometimes a property might pass a quick 1% test, but then I dig in and realize it would need XX in capex.

I have talked with a lender and have been pre-approved, but since my job that I have accepted is contingent upon me graduating, my lender said that I cannot close until after graduation(I could go under contract before Grad and close after, but I am looking to still close sooner).

@Chris Dengel The problem with the software is that it is not the accepted quality report that the IRS requires.https://www.irs.gov/businesses/cost-segregation-audit-techniques-guide-chapter-3-cost-segregation-approachesI'm not sure what kind of quotes you got, but the fact that you placed the two properties in service at different times, means yo would need to produce two separate reports.
