Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $301,000
Cash invested: $750

Built this Duplex in 2018-2019 for 301,000$
- no money down
- Valued at 392,000$

How did you find this deal and how did you negotiate it?

The seller heard about us and called us to see if we were interested in this new lot he was about to detach from a SFH. This was a great location right in the middle of a growing town and he was asking below market value so we accepted and purchased it right away. It was a small lot but we managed to design a nice little duplex to maxmize the return.
