Most of the rent and appraisal appreciation was due to steadily higher incomes and net immigration to the really hot regions like Orange County and parts of San Diego. 

By posting the information, I'm hoping to keep fellow BP landlords out of seriously-hot tenant-friendly legal water.

There are some really hot locations I have in mind for Alpharetta and Cumming.

Sounds right to me but if you have imperfections to cover go as flat as you can.Curious if any of you have had to paint the hot water baseboard covers and if so what you use.

Some suggest 2 people per bedroom but you need to be very careful when it comes to large families because discriminating against children will get you in serious hot water fast.

All of the numbers make sense to me, but I'm hesitant because the 6 units share a hot water tank and a furnace.

I live about 35 min outside of philadelphia in the suburbs of Chester county (west Chester to be exact) The area is a pretty prominent area with a lot of sections of Old money, big houses sits right on the main line... i am curious if i may be looking into the wrong area to start this dream that i have...I rarely see a "cash for houses" and that kind of thing.I also talked to another realtor that said that he thing this kind of business is only good in a "hot"market....
