how many investors here from North County San Diego, Del Mar, Solana Beach, Encinitas, Rancho Santa Fe, San Marcos, Carlsbad, Oceanside.

My experience has been in the Real Estate Private Equity space working as an Accountant/Financial Analyst for a global firm based out of Palm Beach Florida who primarily buys/sells large multi-family, hotel and residential development deals.

I recently sold my condo located in Long Beach, CA.

Maybe this is just a phenomenon here in a beach community but I am getting darn tired of clicking on a listing that has 7 pictures and 3 are of the outside of the front of the house...obviously snapped from the agent's car and the remaining are stock photographs of the lighthouse and fort and beach ...I'm not buying the lighthouse and I do not think the fort is for sale...it is so frustrating why can't get they get off their lazy behind and take pictures of the front and back of the house and GASP the interior...even a kitchen and bathroom photo would help...does anyone else have this problem ? 

In Ewa Beach and Kapolei we've seen values increase dramatically over the past few years.

My wife and I are just getting started and are looking at some "buy and hold" properties in the Hampton Roads area of VA (Norfolk, Chesapeake, Virginia Beach, Suffolk, Portsmouth).

We get $2500+ a week for these off of VRBO but these homes sold for 200k+ and are walking distance to the beach. 

Passive to me is management in place on every one of your properties so you can sit on a beach and not get a single phone call, unless of course your house burned down. 10k a month after tax?
