View and talking to some googlers and they were telling me homes by Google campus 5 years ago for a 1k sq ft older little bungalow was 500k.. today 2 mil plus.. so what kind of IRR would you get if you bought 4 or 5 years ago and sold Right this minute.. cash flow is negative a few hundred a month.. so what.. when folks say don't buy because of negative cash flow ever. they are not working in high appreciating markets.  

We recently added 3 AirBNB vacation rentals in Costa Rica to our investment portfolio, and my advice is to consider:1 - all potential expenses (it is higher than you might think for AirBNB, depending on location, upscale or not, outside management, etc), especially start-up furnishing expenses2 - high and low seasons because occupancy may not be consistent throughout the year. 

If they do not qualify based on how they apply I will discuss if they want to make any adjustments like adding someone as a tenant to increase income to qualify.

With the story you added to your question no one on this forum is going to advise you to rent it to them.

Also not sure why you think I would have some creative secret - pretty much every investment technique can be googled now a days.So I was just curious if there was some hidden meaning.
