Yep, I realize we can get dragged into court over he said she said circumstances but with his lack of effort and response to resolve this I'm currently not too worried.

This sounds like a WHOLE lot of effort to make $2k over 3 years. 

There are opportunities out there, even in the MLS, but it just takes more effort to seek them out.

I believe this will be a difficult goal but all difficult endeavors  ive found to be beneficial and worth the time and effort. 

Deals are out there if you put in the effort, but remember EVERYONE is on MLS and all looking at same properties you are.  

But the information I've received from this post alone was well worth the effort many times over !

It appears that most of the negative comments about wholesaling seem to be efforts to protect realtors turf and little to do with protecting the public.  

Could be that when your current tenants leave you are no longer grandfathered.I would put more effort in keeping the environment nice whether with renters or owners.
