Apparently there were two sisters that sold it to him and only one signed but she had a letter stating she was power of attorney for the other sister but apparently that doesn’t hold up (I don’t know why) and Yes I didn’t do a title search when I brought the property from my father 🤦🏽‍♀️. so for the pass 15 to 20 years ( I think) this womans name has been on the tittle At this point idk what to do I have looked for her called siblings turn in paperwork stating her sibling was power of attorney and nothing has budge I own my house free and clear and it could help jump start my real estate career.. please if you have advice I would appreciate it P.S ALL ADVICE RECEIVED TO ME WILL NOT BE LEGAL ADVICE BUT MERELY SUGGESTIONS OF THAT PERSONS EXPERIENCE.

My husband and I are looking to buy our first house hack in Salt Lake to reduce our living expenses and get into the real estate game.

New to the whole REI game and looking for advice.

In my world it usually means one of two things, fraud or error.

I like the idea of fix and flip for additional capital but I’m a rookie and not sure if it is too much of a risk for my first investment to be a flip.Aside from wanting to get in to San Diego, my priority is to get in the game and set myself up to be able to grow my portfolio.Any feedback or advice would be much appreciated!! 

Regardless, you sort of need to take two steps at once: A) talk with an attorney to understand your options and nuances of those options and B) start having conversations with people you might think would invest with you to understand if there is any real interest, what they are looking for and if you can realistically offer that to them with what you are doing.Once you have that, then you need to understand underwriting with investor capital, proper fees and profit splits, taxes, reporting, etc.

An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do. 6) Consider analyzing a deal or two in your local market, just for practice, with a free use of our Rental Property Calculator (or other calculators).

@Jeff Miller if you come down South I would be happy to meet up with you.I haven't been as active as some other investors in going to investor meet-ups but I find that they can be a double edge sword as you have seen with Rich Dad Poor Dad.Real Estate is about the long game and so is life.You want to decide where you are going and make investment and life decisions to get you there.
