Park Owned HomesApartment - all units in an apartment are essentially "park owned"  LOL:)MHP - traditional MHP philosophy would suggest you convert POHs to TOHs , so make sure when analyzing a park with POHs, only include lot income for those units.

Frank, your interest Is very timely as the traditional lenders (banks, S&Ls) are slowly moving away from small real estate loans as they are now making  much more in loaning to large commercial operations.

North Point Breeze is very close to Bakery Square (newer development, Google's Pittsburgh office, etc), it's on the East Busway so it's convenient to downtown, and prices are still relatively reasonable given it's more of a traditional neighborhood.

Otherwise, from the information you've given, it seems as though if you can secure financing...perhaps traditional, that you may have some decent cash flow...approximately $225-$250/door if my calculations are correct.
