If you can buy it for $27k from a seller who wants out quickly, do a 1 day clean, paint touch up, and turn it for $57k, why not?

As a General Contractor in my hometown buying Fixer-Upper houses to increase their value is something I pretty much can do with ease.Like any foreigner seeking to invest in RE in the USA, my main concern is to get in touch with professionals that could help me with this endeavor, like a CPA, RE lawyer, Real Estate Agents, Title and Escrow companies, General Contractors (to begin with), etc. 

I'd assume he's offering me 8% and a 3 year balloon because no bank would touch him with a bargepole.Any default should trigger you getting the property back.

If you are painting the rest of the house yourself, get a 5 gallon bucket of paint-it will be less expensive and should be more than enough and leave extra for touch ups later on.   

I myself haven't latched onto this model yet, another set of hands touching my food isn't that attractive to me.
