But the skinnier it gets (lower debt service coverage ratio) the more I'd be looking to throw in some money to sleep better at night.

If your insurance has low coverage, the attorney extra award cost becomes responsibility of the LLC.

Not so good on condos, will not offer coverage for Airbnb, or owners with 7+ properties.

I own a 19 unit building in Berwyn where we have a Fannie Mae loan in place, and those have built in supplementals where you can access additional funds down the line.

Normally it would be worthwhile to get the best quote for the property and then get quotes with the companies that offer the best coverage for the Shed, fencing, etc.   

Your coverage will not pay for damage to their property.

Do you have liability coverage for yourself in case someone slips and falls at one of the 5 properties?  

Factors such as Fire protection in the town, condition of the building, limits needed, loss history of the property, etc. will impact who provides the best coverage/price for a rental building.  

They can sell the first after collecting a few payments at a higher value because it has more equity coverage, but hold the 2nd for cash flow
