I have a small rental portfolio in B class neighborhoods in the Northeast, and now looking to get into small size (16 units a year) development projects in the South Jersey/Philadelphia market.The goal is to build and sell 12 months.Since development is new to me, I need some guidance from experienced developer.

My accountant said that the JV agreement needs to be about double the dollar amount of what you would want if you were to just sell the land.Whose accountant determines the amount of profit?

I considered rezoning to commercial and selling to a developer, but as I understand it the city is currently very reluctant to approve these kinds of requests and commercial development is very slow because of high interest rates.

Hey @Frank Agyeman-Duah, My co-author in Bigger Pockets upcoming book on Medium-Term Rentals sells a furnishing list, that makes it dummy proof to just order and set up.

I don't see that it would add appreciable value for the appraisal or for rent, AND when you go to re-sell you would probably want to tear all that work out and put it back how it is now as your typical buyer is probably an owner-occupant and would prefer it as it is now.

Should my Dad just sell it along with my uncles, or should we buy them out and try to turn it into something?

We aim to have a spread of at least 10% ARV so if we know we can sell in a specific area at 75% ARV - repairs, our MAO would be 65% ARV - repairs.
