So chances of finding the right buyer, (DIY saving money type), with kitchen size/layout very similar yet flexible - willing to build/spec the cabinets around the size of the counters... is exceedingly slim.

Northern New Mexico is the next front range of Colorado (unfortunately for locals, but fortunately for investors) this is a great appreciation market, but you will not find a Cash flowing rental unless you are willing to put in the work for an off market BRRRR.

Ill be looking for home equity loan, over a property I completely own (paid cash) . 

It seemed like the best fit for me, i could just start fresh and put all my money towards vehicle payment and down payment savings.

The numbers I’m running show that it will still cash flow around $150/mo.

I did a cash out refinance and escrow closed today.

If the law does not, I'd offer them cash for keys, or not renew their lease. 

If I rent it, it won't cash flow more than 2%, which is sort of ok as my goals is creating a portfolio of additional income for retirement (12 years from now)  If I sell it I will likley lose a little money ($5-$10k) I Used a VA loan to purchase zero down and will be living in it for 24 months while I do the rehab.purchase price $330K, rehab $15k, Estimated ARV is $370k.
