It was our experience that most students know who they wanted to live with, so rent it as an apartment but screen each roommate. 

I invited my previous roommate to move in with me to split the mortgage.

I've found a super cheap apartment and have had a roommate for a while which has afforded me to stash some money aside for the first deal.

It has worked out more so in my favor by pure luck since I've been able to keep a few coworkers as room mates in my spare bedrooms, which has greatly increased my income since January 2016.

The property manager does know about needing rent assistance and the person is allowed to have roommates.

Each Apt has roommates and some of them 4 Roommates.

I'm doing the exact same thing, and my first roommate just made their first rent payment to me via Venmo today.

I have a tenant who just moved in a few months ago and has just requested permission to add her co-worker to the lease as a room-mate.

If one or both of the tenants are causing you headaches (slow pay or non-pay, bringing in pets when they said they have none, breaking stuff, allowing extra roommates you have not agreed to, etc) then you may need new tenants. 

My roommates are way more than covering the payment as it is a land bank home owned outright!
