I used to run a turnkey, and a resell company in both NC and SC border towns, Basically a 60 mile radius around Charlotte NC. 

I always paint though because the curb appeal of a fresh new paint job with a color that compliments the interior goes miles when reselling the house.

I say be cautious because when reselling a mobile home in a senior park you are eliminating much of your buying demographic.

However if your intent in doing it is simply to resell then you would not be able to 1031.  

So I prefer to do all the acquisition & resell myself, but will sub out almost everything else - because that's where my time is most valuable.What I'm really talking about is the COST of the investors time...is the investor better served making physical labor repairs or finding other investments?

Reselling the tax lien to another investor  - sometimes a fast nickel beats a slow dime or worse a slow penny.4.

Usually these are leftin horrible condition, and need rehabbing before reselling.

I will then resell it and make a lot of moola.

Or did you primarily mean to resell it? 

One RE agent I interviewed re selling my house said he does not sell to the public, he markets to other agents.
