I want to use the property as a vacation home and rent my property out when I’m not using it. but I need it to be month to month and every single property I’ve put a offer on  which is 5   I have to cancel because when I read the rules and regulations in the CC&R’s the home must be rented out for at least  6 months!

The plan here is to have a local (RV Certified) tiny home builder do the marketing to attract buyers that want to buy their tiny homes (cash or 25 year financing) and live in this park, until there are 44 pads occupied by tenant-owned tiny homes, paying $750/mo lot rent, on 1 year leases.

It's expensive to furnish and get a place rent ready.

What's interesting is there are significant ties to South Lake Tahoe and those individuals renting down there (who work in South Lake) are usually a lot younger.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

The properties are valued too high that the best confidential rent does not justify cashflow.Any clue of what I may be doing wrong?
